Maintenance Emergency

For maintenance emergencies related to the property, please call us at 715-215-1606. If no answer, leave a detailed message regarding the problem, and we will return your call promptly. If you do not receive a call back within 15 minutes, please call 715-864-6323. Examples of maintenance emergencies include, but are not limited to, the following:

  • Water pipe burst or active water leaks that may damage the home. NOTE: If applicable, shut the water off, put a bucket under the leak, and clean up as much water as possible.
  • Water coming in through the roof or foundation.
  • Gas leak.
  • Furnace not working. (See possible solutions below.)
  • Potential fire hazard.
  • Broken window (glass has been broken out).
  • All incidents involving damage to the property (fire, flood, etc.).
  • Any electrical hazard.
  • Anything else that puts you or the property in danger.

Maintenance FAQs
  • What if an electrical appliance or outlet is not working?

    1) Push the GFCI reset button on all outlets in the home (GFCI outlet pictured below).

    GFCI outlets are typically found in kitchens and bathrooms. NOTE: If an outlet isn't working in the living room, you may want to try flipping the wall switches. Some of the outlets are wired to a wall switch.

    2) Plug something else in to the outlet to ensure that the problem is with the outlet and not your device.

    3) Check the circuit breaker and make sure all breakers are in the "ON" position. If they are not all in the "ON" position, you will need to reset the "tripped" breaker. A circuit breaker that has been tripped will either be in the middle or "OFF" position. Locate the tripped circuit breaker and reset it by pushing it all the way to the "OFF" position and then back to the "ON" position. Often, when you cannot reset the circuit breaker, it is because it must be turned all the way to the "OFF" position first. If this restores electricity, there is no need to call.

    4) Check to see what else is plugged in to the outlet. Many outlets can only handle a certain number of watts. If too many things are plugged in or something that uses high wattage (i.e. space heater or hair dryer) is plugged in, it could keep tripping the breaker.

    5) If the breaker continues to trip or the outlet is still not working, do not keep flipping it on and off - the breaker may need to be replaced. Give our office a call, and we will have our electrician fix this problem.

  • What if my lights are out and/or I have no power?

    Check the circuit breaker box for a flipped switch. This is not always obvious. You may have to turn switches to "OFF", then flip back to the "ON" position. A circuit breaker that has been tripped will either be in the middle or "OFF" position. Locate the tripped circuit breaker and reset it by pushing it all the way to the "OFF" position and then back to the "ON" position. Often, when you cannot reset the circuit breaker, it is because it must be turned all the way to the "OFF" position first.

  • What if a light fixture is not working?

    Check to see if the bulb needs to be replaced and pay attention to the bulb wattage. You should not use any bulbs over 60 watts in most fixtures (unless indicated otherwise on the fixture). If you keep putting in a new bulb and it burns out quickly, try a lower wattage. Call our office if all these options fail.

  • What if the garage door opener doesn't work?

    If the hand transmitter isn't working but the wall button is, try changing the batteries in the transmitter. If the hand transmitter and the wall button are not working, make sure that nothing is blocking the eyes located on both sides of the garage door opening 6" off the floor. If it is still not working, call our office.

  • What if my toilet keeps running or won't shut off completely?

    You'll be able to hear the water continue to run after flushing the toilet or periodically during the day. This is something our office needs to know about so we may check it out before your water bill increases significantly. Contact us using the Maintenance Request Form or give us a call.

  • What if the toilet doesn't flush?

    Carefully lift the lid off the tank. Look to see if the chain from the flush handle has become disconnected or kinked. If it's not broken, it can be reattached or unkinked. Call our office if you are not able to correct this problem.

  • What if the smoke detector is chirping?

    If there is no smoke or heat to cause your smoke alarm to "chirp", it usually means the battery needs to be replaced, or, if it has a direct wire connection, it may not be plugged in properly. If you change the battery, it is important that you replace it with the exact same brand and type (for example, Duracell 9 volt, 1604). If you replace it with a different brand or type, it may not work properly. If you need help, please contact us using the Maintenance Request Form or give us a call.

  • What if the carbon monoxide detector is chirping?

    It usually means the battery needs to be replaced, or, if it has a direct wire connection, it may not be plugged in properly. If you change the battery, it is important that you replace it with the exact same brand and type (for example, Duracell 9 volt, 1604). If you replace it with a different brand or type, it may not work properly. If you need help, please contact us using the Maintenance Request Form or give us a call.

  • What if the carbon monoxide detector is going off (not chirping)?

    Exit the home immediately and call 911. Do not open doors or windows. The Fire Department will need to measure the carbon monoxide level so it is best to leave the property as is.

  • What if my one of my appliances (refrigerator, range, dishwasher, washer or dryer) is not working?

    Check the circuit breaker box for a flipped switch. This is not always obvious. You may have to turn switches to "OFF", then flip back to the "ON" position. A Circuit Breaker that has been tripped will either be in the middle or "OFF" position. Often, when you cannot reset the circuit breaker, it is because it must be turned all the way to the "OFF" position first. If you try this and the appliance is still not working, call our office.

  • What if the furnace is not blowing/heating?

    Check your thermostat settings. Make sure that the thermostat is turned to "ON" or "AUTO." Check your temperature setting to make sure that you have the thermostat set to your desired level. Next, check to make sure that the "HEAT" is switched to "ON." Make sure that when you adjust the thermostat you give the unit time for the settings to register - this can take a few minutes. If still not working, call our office as soon as possible.

  • What if the air conditioner isn't cooling?

    Call us at 715-215-1606 or fill out the Maintenance Request Form.

  • What if the dryer is drying slowly?

    Make sure lint has been removed from the lint screen. Also make sure there isn't any lint in the hose. Also, ensure that you are not overfilling the dryer. If it still is drying slowly, call our office.

  • What if there is no hot water?

    Check your circuit breaker to make sure it hasn't tripped. A circuit breaker that has been tripped will either be in the middle or "OFF" position. Locate the tripped circuit breaker and reset it by pushing it all the way to the "OFF" position and then back to the "ON" position. Often, when you cannot reset the circuit breaker, it is because it must be turned all the way to the "OFF" position first. If you try this you still do not have hot water, call our office.

  • What if my door lock is sticky?

    If it is hard to insert your key, don't force it. Contact us using the Maintenance Request Form or give us a call so that we can help you resolve this problem.
